This Privacy Policy explains how JK III Management LLC and its brands — including EZ Owner Finance, JK Home Rentals, and HomePlace Parks ("we," "us," or "our") — collect, use, share, and protect personal information when you visit our websites, submit a form, apply for a property, use our tenant portal, or communicate with us (collectively, the "Services").

By using the Services, you agree to this Privacy Policy. If you do not agree, please do not use the Services.

2. Information We Collect

We collect the following categories of information:

  • Information you provide: name, email, phone number, mailing address, and details you submit through lead, contact, application, or tenant forms.
  • Application and financial information: for property applications, we may collect income, employment, housing history, down-payment ability, government ID (including SSN or ITIN), and related information needed to evaluate your application.
  • Account and transaction information: lease details, payment history, maintenance requests, documents, and communications.
  • Automatically collected information: IP address, device and browser type, pages viewed, referring URLs, and similar usage data collected through cookies and similar technologies.
  • Information from third parties: identity, credit, background, and property data from verification services, lead sources, marketing partners, and publicly available records.

3. How We Use Your Information

We use personal information to operate and grow our business, including to:

  • Provide, maintain, and improve the Services and respond to your inquiries.
  • Evaluate and process property applications and manage leases, payments, and maintenance.
  • Market our properties, products, and services to you by email, phone, direct mail, and — where you have opted in — text message.
  • Personalize content and offers, including offers from our partners.
  • Analyze usage, measure advertising, and conduct research and analytics.
  • Detect, prevent, and address fraud, security issues, and abuse.
  • Comply with legal obligations and enforce our agreements.

4. How We Share Your Information

We may share personal information with:

  • Service providers who perform services on our behalf (e.g., hosting, payments, e-signature, communications, analytics).
  • Marketing and affiliate partners — for example, providers of renters insurance, home services, moving, utilities, and financial products — who may contact you with offers or with whom we share leads for value. This sharing may be considered a "sale" or "sharing" of personal information under certain state laws (see Section 6).
  • Verification, credit, and background partners used to evaluate applications.
  • Other parties at your direction or with your consent.
  • Parties in connection with a business transfer (e.g., merger, financing, or sale of assets).

5. SMS / Text Messaging — No Sharing of Mobile Opt-In Data

Text messaging originator opt-in data and consent are NOT shared with, sold to, or rented to any third parties or affiliates for their own marketing or promotional purposes. Your mobile phone number and SMS consent are used solely by us (and our messaging service providers acting on our behalf) to deliver the text messages you requested and to support those messages.

6. Your California & State Privacy Rights ("Do Not Sell or Share")

Depending on where you live (including California under the CCPA/CPRA, and Virginia, Colorado, Connecticut, Utah, Texas, Oregon, and other states with comprehensive privacy laws), you may have the right to:

  • Know and access the personal information we have collected about you.
  • Request deletion of your personal information.
  • Request correction of inaccurate personal information.
  • Opt out of the "sale" or "sharing" of your personal information and of targeted advertising.
  • Limit the use of sensitive personal information.
  • Not be discriminated against for exercising your rights.

We may "sell" or "share" certain categories of personal information (such as identifiers, commercial information, and internet activity) with marketing and affiliate partners as described in Section 4. We do NOT sell or share: (a) your SMS/mobile opt-in data, or (b) the personal information of consumers we know to be under 16 years of age.

We also honor opt-out preference signals such as the Global Privacy Control (GPC) where required. You may designate an authorized agent to submit requests on your behalf.

7. Cookies, Analytics & Advertising

We and our partners use cookies, pixels, and similar technologies to operate the site, remember your preferences, measure performance, and deliver and measure advertising. You can control cookies through your browser settings. Where required, we honor recognized opt-out preference signals (such as GPC) as a request to opt out of "sharing" for cross-context behavioral advertising.

8. Financial Privacy (GLBA)

Where we collect nonpublic personal financial information in connection with an owner-finance or other financial transaction, we handle that information consistent with applicable financial-privacy laws, including the Gramm-Leach-Bliley Act (GLBA). We restrict access to such information to personnel and providers who need it to deliver the Services and maintain physical, electronic, and procedural safeguards.

9. Data Retention

We retain personal information for as long as needed to provide the Services, comply with legal, tax, and recordkeeping obligations, resolve disputes, and enforce our agreements. Retention periods vary by the type of information and the purpose for which it was collected.

We maintain administrative, technical, and physical safeguards designed to protect personal information. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security.

11. Children

The Services are not directed to children under 13, and we do not knowingly collect personal information from children under 13. We do not knowingly sell or share the personal information of consumers under 16.

The Services may link to third-party websites and offers (including affiliate partners). We are not responsible for the privacy practices of those third parties. Their use of your information is governed by their own privacy policies.
